Price per unit (per door) lets you compare multifamily properties regardless of size. A 12-unit building at $150K/door is directly comparable to a 50-unit building at $175K/door. It normalizes pricing and makes market comparison instant.
Class C suburban: $60Kโ$120K/unit. Class B suburban: $100Kโ$200K. Class A urban: $200Kโ$400K+. Coastal/gateway markets: $300Kโ$600K+. Pricing depends on market, condition, unit size, rent levels, and cap rate environment.
Per-unit pricing ignores unit size. A building with studio apartments at $150K/unit has very different economics than one with 3BR units at $150K/unit. For more accurate comparison, also look at price per square foot and rent per square foot.
Compare your target property's PPU to recent comparable sales in the submarket. If market comps sell at $140Kโ$160K per door and you can buy at $120K, that may represent value. But always verify with NOI, cap rate, and physical condition assessment.
